ONE | GT CONSTRUCTION UPDATE - SEPT 2023

Goring Avenue has been seeing a lot of action with construction moving at a quick pace at the ONE | GT site.

September sees the completion of the Level 4 floor slab and columns, along with the Level 3 pool deck and columns, allowing construction of the Level 5 floor slab to get well underway.

The breezeway shell is complete and ready to receive the pedestrian bridge connecting the Level 2 library to the Signature Restaurant.

The installation of the concrete block-work for internal walls has begun in the Basement and on Level 1. We are on schedule to commence the fit out of the Level 3 hotel units in November.

ONE | GT Hotel & Residences broke ground in June 2022 and is now well underway with 75% of residences sold. The development is brought to you by the same team of Silver Reef and the recently completed Harbour Walk.

ONE | GT will be home to Cayman’s first rooftop sky club on the 11th storey, over 140 ft above sea level, with awe-inspiring panoramic views. ONE | GT will also have a wide range of luxury resort amenities like a signature restaurant, piazza cafe, gym and spa services, library, rooftop infinity-edge pool, residence pool, and so much more!

ONE | GT offers buyers the flexibility to invest, live in or rent their units on a short, mid, and long-term basis. There will also be the opportunity to rent out the units through the hotel's booking system. Residency by Investment in the Cayman Islands

Owners of ONE | GT may be able to qualify for the Cayman Islands Residency-By-Investment Program.

The Cayman Islands boast modern infrastructure, low crime rate, excellent healthcare and education facilities, and sound judiciary and pro-business environment, all of which contribute to making the Cayman Islands a vibrant place to live. A full-time population of approximately 78,000 residents comprises more than 130 nationalities.

Residency by Property Investment

There are two main routes to residency in the Cayman Islands, each with a different set of criteria to qualify and offering different benefits for HNW individuals and their families.

Route 1 - Certificate of Permanent Residency

Must reside in the Cayman Islands for at least 1 day per year

To qualify you must be at least 18 years of age, with no serious criminal convictions, in good health, and in possession of adequate insurance coverage.

You must have invested at least CI$2M/ US$2.4M in developed real estate in the Cayman Islands and have sufficient financial resources to adequately maintain yourself.

Upon payment of CI$100K (US$122K) you will qualify for a certificate of permanent residency, which allows you to reside, but not work, in the Cayman Islands.

However, Certificate holders may apply to the Caymanian Status & Permanent Residency Board or the Chief Immigration Officer for a variation of the Certificate to allow the right to work in the Cayman Islands.

A spouse and dependent children may also enjoy the right to reside in the Islands under the Permanent Residency holders’ certificate (without the right to work).

Route 2 - Renewable Residency Certificate

Must reside in the Cayman Islands for at least 30 days per year

To qualify you must be at least 18 years of age, with no serious criminal convictions, in good health, and in possession of adequate insurance coverage.

You must have a continuous source of income of CI$120K/ US$120K OR have CI$400K/ US$488K in a Cayman Islands registered bank, and have invested in at least CI$500K/ US$610K worth of developed real estate in the islands and have other local investments (Such as shares in a local company, a locally based investment fund, holding funds on account with a local bank or further investment in real estate) making a total investment in the Cayman Islands of at least CI$1M/ US$1.22M.

Upon payment of CI$20K/ US$25K you qualify for a 25-year renewable residency certificate, which allows you to reside, but not work, in the Cayman Islands.

As the summer heats up, so does the progress at ONE | GT, with completion of the level 1 concrete slab and car park ramp sealing off the basement; bringing ONE | GT well out of the Ground and reaching new heights, fast!

Level 2's slab and upper car park ramp is being decked out with supportive rebar, following close behind with 4 major concrete pours to see completion of the building structure up to level 2, with half of the level 2 columns being cast up to the level 3 slab! With 70% of units already sold, the activity on the site has spurred a great deal of excitement for the future residents of ONE | GT.

The pace at which construction is progressing means we are currently on track to reach the 5th floor by Christmas and hand over units to buyers by the first quarter of 2025!
